➡️ First, what does “cash-only” mean? It means the home listed is not in the condition to be financed under a conventional mortgage and if it can take a loan but not listed as such, it means the sellers want a cash-only offer.
These homes are typically distressed properties that have been abandoned for long periods of time, condemned or have even experienced damage due to natural disasters.
💰 Those looking to purchase a “cash-only” property have a few options: have cash on hand to purchase in full, obtain a Hard Money Loan or to get a FHA 203k Streamline loan.
❗ TIP: It is also important to do a title search and to make sure the owners do in fact hold the deed to the property.

🏠 FREQUENTLY ASKED FRIDAY: Who holds my house deposit (also known as an earnest money deposit)?
In most circumstances – especially after the pandemic – the title company or escrow agent may hold the deposit.
It is typically wired here and a receipt of the deposit is provided to your agent.
Once the closing documents are signed and the house is recorded with the county, then the deposit and the rest of the funds are wired to the seller. In some cases, sellers may ask for a check instead.

Attorney review is usually a three-day period in which either the Buyer or Seller, through their respective attorneys, can cancel the contract for any reason or no reason at all.
If either the Buyer or the Seller, after reviewing the contract with their attorney, desire to modify the terms of the initial contract, either party can cancel the contract and communicate in writing the proposed changes which would make the contract acceptable.
