🏠 FREQUENTLY ASKED FRIDAY: How frequently and by which methods do I communicate with my home sellers?

The frequency and methods of communication will vary from agent to agent.

When it comes to my clients, [insert your communication methods, how often you communicate, and your availability].

At a bare minimum, you should expect to hear from your agent at least once a week when selling your home. In this market, it may be even every other day!

If a homeowner has a preferred way of communication (email, text messaging, phone or face-to-face), the agent should be communicating the same way.

Four Ways to Save for a Down Payment 🏠

👉 Make the most of special lender programs. Every lender has access to different loan programs. I am happy to give you a list of a couple of my favorite lenders in the area if you would like to shop their rates.

👉 Look into government assistance. This is something your lender can also help you look into, but it doesn’t hurt to do a little research yourself!

👉 Cut unnecessary spending. You’d be surprised at how many subscriptions most people are subscribed to and not even using! See how you can cut any spending that is going to waste.

👉 Make more money. Can you pick up an extra shift, take on odd side jobs, or even see if your close friends/family are interested in gifting you a small amount towards your down payment?

✨ Test sprinklers and the irrigation system. Check to be sure your irrigation system is running well. Schedule any maintenance needed, so that your yard and garden will be ready for summer’s heat.
✨ Clean your air ducts and dryer vent. Keep your HVAC system running smoothly and improve your home’s air quality by having a professional clean your home’s air ducts.
✨ Organize towels, linens and bedding. Take inventory and get rid of old, worn-out items. Pack away thick winter blankets you won’t need during warmer months.
✨ Toasters can be huge fire hazards. Take a few minutes to clean and inspect your toaster.
✨ Wash windows. Let in the light and make your home look brighter by cleaning your windows! Clean inside and outside of glass, sills and frames.

As spring blooms trigger allergies and the weather warms up for us to leave our doors and windows open, it’s important to make sure everything is nice and clean.

👉 Make sure you fully understand what you can afford before going house hunting. While you might be able to qualify for a $500,000 loan, you must also have the money to pay for down payment, closing fees, moving costs, etc.

👉 Not all mortgage loans are the same, and if you don’t get multiple quotes you could find yourself paying more than you need to. Lenders offer different interest rates and have varying fees for their services. Also just because one lender is cheaper than another doesn’t always mean they are better.

👉 Another significant first-time buyer mistake is not having enough funds in reserve. With any home purchase, there is always the risk of repairs soon becoming required.

One of the most important things you can do when purchasing a house is to perform a home inspection. A pest control inspection, to check for termites, is also often important to get if it isn’t already included in the home inspection.

Other types of inspections may be important depending on the area and the house you want to buy. 

Some of the more essential inspections when purchasing a home can include the following:

👉  Checking for high radon levels in the house.

👉  Checking to make sure the quality and quantity of the water are adequate.

👉  Making sure there is no mold present in the home.

👉  If there is a child under the age of six living in the home, performing a lead paint inspection.

As your agent, between myself and the inspector, we will know exactly what areas should be inspected and when to hire various inspectors for additional inspections.
