You might think that the only way to win a house is by putting in the highest offer. But sometimes winning a real estate bidding way can come down to three other factors 🏠


1️⃣ Are you pre-approved for a mortgage?

A pre-approval letter states that a lender is willing to lend money up to a certain amount. By having this letter, you can show the seller that you’re a qualified and serious buyer.


2️⃣ Are you willing to go in with an all-cash offer?

Having cash on hand means that mortgage companies don’t need to get involved, and you don’t have to worry about appraisals. It shows the seller that you are ready to buy the house today.


3️⃣ Can you provide a flexible timeline?

Sometimes sellers need more or less time in the home rather than the typical 30-day closing period. If you are not in a rush to move, be flexible with your closing timeline. This can go a long way in a bidding war, especially if competing offers come in with hard deadlines.

✨ Designate a space for mind and body practices. There is nothing better than the sense of calmness that washes over you when you are relaxed. Find a space in your home, no matter how small, and designate it as your own private area to practice mindfulness.


✨ Reduce monthly bills with LED light bulbs. These days, we’re currently spending more time at home so you probably have your lights on more, which, therefore, is causing an increase in your energy bills. An increase in monthly bills can negatively impact the way you feel about your home.

Frequently Asked Friday: What does a debt-to-income ratio mean? 💰


This is an important part of your overall financial health. Lenders use these ratios to help determine the risk associated with you taking on another type of payment. 👏 


1️⃣ The first number is the percentage of your gross monthly income that you could comfortably afford to spend on your housing payment. It includes escrow for taxes and insurance.


2️⃣ The second number represents the percentage of your gross monthly income that should be spent on all long-term monthly debts combined.

Frequently Asked Friday: Is a comparative market analysis provided when selling a home? 🏠


📈 A comparative market analysis is one of the best ways of determining the value of your home. It works by comparing recent sales of similar properties in the neighborhood to come up with an estimate.


👉Most realtors will conduct a CMA on your property for free, often before they meet you in person.


What is more important than a CMA? The expertise from me as your agent. 


Because a CMA is computer generated and doesn’t pull in current market factors, I’ll run the appropriate comparables to your home, so you know what it is worth.

Preparing a home for showings can be time consuming and a challenge for any homeowner. Keep your home de-cluttered and countertops clean throughout the week to minimize the tasks you have to do to stage your home.
