🏠  Real estate term YOU should know:

👉  PROBATE SALES occur when a homeowner passes away without having a trust. Even with writing a will or leaving the property to someone else, you will still have to go through this process.

The family will have to go through probate (often by hiring a probate attorney) and go through the process to determine what assets the recently passed has.

To avoid this process, ensure the individuals have a trust set up to secure their assets and to avoid family members having to go through probate.

What’s a term you’re unfamiliar with?

Frequently Asked Friday: Why is my home’s assessed value different from the market value? 🏠

👉 Homeowners pay property taxes based on their home’s assessed value not market value.

👉 Market values fluctuate more than assessed values.

👉 When you are getting ready to buy or sell a house, pay attention to the market value (what the market – potential buyers – are willing to pay).

Did you know that home prices are a result of supply vs. demand? 🏠

Demand goes ⬆️ when:

👉 More people are employed with higher wages, which means people have bigger budgets for a home.

👉 Low interests rates mean more people can afford a mortgage

Supply goes ⬇️ when:

👉 There are financial incentives to not sell your home, which means less homes for sale

👉 There is a low number of new homes being built, which means not enough new homes to keep up with new buyers

June 15

As a responsible buyer, you must know to ask the right questions during a home inspection. 🏠

👉  What are the top capital expenditure issues?

👉  What are the most recent urgent red flags?

👉  How are the bones of the house and the home structure?

👉  How do we fix that?

👉  What would you fix first?

Homebuyer Tip: Be patient. 🙌

Everyone wants the best deal, and sometimes the best deal will come from waiting. The more patient you are, the more options that will appear.

June 18

Frequently Asked Friday: What is the difference between a list price and a sale (or sold) price? 🏠

👉  The list price is the price a home is currently for sale at.

👉  The sale price is the price a home is sold at.

When a home goes under contract (it hasn’t officially sold yet), you will not know what it has sold at until after the home has closed and recorded with the county.

A home can be sold for a higher or lower price than it is listed at.

June 19

Millennials hold the largest share of home buyers at 37%.

Millennials are changing real estate markets because many are methodical and research-driven when it comes to buying a home.

Here are some key ways millennials are changing the market:

🏠  They know what they want from their future home.

🏠  Location is a matter of convenience, not stature.

🏠  They want tech advanced neighborhoods.

🏠  They include their parents in the process.

🏠  They are looking for stress relief environments.

June 20

Option #1

Whether you’ve decided to eliminate debt from your life, or you’re first-time empty nesters ready for a new chapter, now may be the time to downsize your home. Before you start, it’s important to understand that there are many potential missteps along the way. 🏠

Don’t make these 4 mistakes:

👉  Not setting goals before downsizing your home

👉  Holding onto unneeded junk

👉  Trying to take all of your furniture with you

👉  Choosing the wrong type of home

Option #2

A fatherly figure is someone you look up to no matter how tall you grow 💙 #HappyFathersDay

Option #3

Life doesn’t come with a manual – it comes with a father. 💙 #HappyFathersDay

Option #1

🏠  Home Maintenance Tip 🏠

When it comes to cleaning your patio or decking, the pressure washer is tool #1. You can use it to blast away all kinds of dirt and grime, leaving you with a surface that looks as good as the day you laid it in.

🏠What does a house wear?

Address. 😂

June 23

Owning a rental property can help generate some extra income, but it can also generate some great tax deductions.

🏠  You can usually deduct the property taxes on a rental property (if you remember to do it).

🏠  Mortgage interest is tax-deductible for your rental property because it can be considered a business expense.

June 25

Frequently Asked Friday: Can I exclude something from my home sale? 🏠

If you absolutely must exclude something from your home sale, it must be made known upfront for any prospective buyers within the MLS listing and then again once you sign the contract.

Anything fixed to the home typically can not be excluded.

June 26

House hunting will put even the most seasoned shoppers to the test. To help survive the journey, here are the top three mistakes to avoid making: 🏠

👉 You’re obsessed with the cosmetics of a home.

👉 You lack confidence to make an offer and overthink every little ‘ what if.’

👉 You didn’t meet with a lender first.

June 27

🏠  Real Estate Myth 🏠

Myth: Real estate agents can only show their own companies listings.

Fact: Real estate agents have access to any listing that is listed on the MLS (multiple listing service). They may also have access to off-market properties.
