If your initial offer is rejected, it doesn’t ALWAYS mean the deal is dead.
First off, talk to your agent, they should have an idea of why it was rejected. If there were no other offers on the table you may still have an opportunity to go back in and renegotiate.
To avoid this, any experienced agent will be able to help you present a competitive offer that is mutually beneficial for both parties.

Tips to fight Home Buyer Burnout 🏠
👉 Partner with a reliable agent who is experienced in your market. (Pssttt… I know someone who’s [really freaking AMAZING/sold XXX worth of property/pretty sweet]! 😉)
👉 Get your financing in place before house hunting. We talk about this all the time, but it’s so important. Especially with tax season here, get those taxes done so they can help you get that loan!
👉 Broaden your territory. We are all about compromise, here. What does the commute look like, what house size do you really want/need, etc.
👉 Know when to walk away. Don’t buy a fixer upper that you can’t handle, don’t go over your budget for a home you cannot afford, don’t let an agent peer pressure you.
Like anything in life, good things take time, however, you shouldn’t feel burnt out over house buying or selling.

Daylight Savings is only a few days away (March 13!).
Here’s how you can prepare for this spring forward in time:
⏰ Adjust your bedtime the week before (especially those of us with kiddos!), try to go to bed 15-20 minutes early each day until you are at that 1 hour mark.
⏰ Try to force yourself awake on time on Sunday — and get outside. You might even plan for a Sunday morning walk with the family (or head to a local farmer’s market).
⏰ Resist the extra cup of coffee – I know, I know, this might be a hard one. Instead opt for some fresh water with lemon.

FREQUENTLY ASKED FRIDAY: Are Zestimates and other online home valuation tools accurate?
The estimates from home valuation tools are automated valuations based on tax records and sales data from the Multiple Listing Service (MLS).
They don’t take into account such things as location, condition of the home, upgrades, recent home improvements, etc.
Recently, Zillow has come out noting that the public should use a Zestimate “as a starting point” and while their intentions are to be helpful, we are big fans of avoiding the computer program and getting a REAL person (like me) to evaluate your home to give you my opinion on what it is really worth.

March Home Maintenance Checklist 🏠
Check this list off every spring to prolong the life of your home’s building materials, landscaping, appliances and more.
✨ Give your AC some attention. Remove debris from around the unit, replace filters and clean ducts and vents.
✨ Consider upgrades. Spring is a great time to replace and repair lights, appliances and other systems around your home. Things you can look into are insulation, doors and windows and energy-efficient systems and appliances.
✨ Check for signs of termites.
✨ Test kitchen and bathroom exhaust fans. If the warm, moist air isn’t vented properly, it will lead to serious issues like mold.
✨Pressure wash patios, decks, railings, windowsills and steps for rot.
