?This is crucial for family members who may pass away as it can alleviate a lot of tension and headaches. By having a trust, you can avoid going through a process called probate, which costs family members a lot of money and time (hiring an attorney and fighting for their loved ones) to be able to pass down or sell their property.

?If you don’t have a trust, look into getting one! They do not cost a lot of money to get one set up and you’ll have peace of mind knowing your family is taken care of.

?HOLY COW! Over the last four decades, the rate on a 30-year fixed-rate mortgage on April 2, 1971, was 7.33%. It hit its high-water mark on the week of October 9, 1981, at an unthinkable 18.63%.

To put that number into perspective. the principal and interest on a $300,000 30-year mortgage at today’s rate would cost $1,159 a month.

At the rates prevailing in October 1981, the monthly payment on the same home loan would skyrocket to $4,676.

Can you believe mortgage rates are at a 50-year low?

If you want a trendy look, opt for black.
If you want an easy-to-clean and more timeless option, opt for gray.

Here are 5 things I recommend checking off your list to ensure a potential buyer gets the best experience possible when viewing your home and selling it quickly.

✨Hey you – potential homebuyer – yes, you!

Don’t get caught up during the inspection period! So many homebuyers start to freak out once they are under contract and an inspection occurs. While it’s normal to be concerned with items on the report that affect the SAFETY of the buyer, here will be things that are listed that are not as important.

Remember, it is the inspector’s job to list EVERY. SINGLE. LITTLE. DETAIL. on that report. Even the newest, brand new builds don’t “pass” an inspection report without at least a few remarks.

They are suppose to report every hole, missing screw, shaking pipe, etc. that they inspect. Inspection reports are a time for buyer’s to meet with their agent and discuss what items on the report are non- negotiables for you to move in to the home that you’d like to request to repair.

These often include safety/hazardous items, but it does not include items that you feel are an upgrade.

So take a deep breath and let your agent guide you through the inspection process. Because on the other side you have a house waiting for you to make it a home.

When it comes to selling a house that might sit on the market for a while, one of the best ways to attract a different breed of buyer is to appeal to those who plan to share the home with their best friends: the four-legged kind, that is.

Pet owners are bonded to other pet owners, so it’s a real selling tool if you show that your home is good for pets. Almost any home can be marketed to pet owners and if you take a little extra time to highlight the pet-friendly aspects of your house, it just might sell more quickly.

3 Tips for Buying a Home

?Know your budget and stick to it! While interest rates are so low, don’t let any agent con you in thinking you can afford something that is way out of your budget.

?While it may sound nice right now, you don’t want to over leverage yourself. Make sure your agent and lender are on the same page! Identify what your loan looks like, what your mortgage payments will look like, and what your rate is. The buying process can move pretty quickly, so you want to ensure you have all your ducks in a row. As I mentioned above, things do move quickly during this process.

?So be prepared and make sure you DO NOT make any large purchases (like a car) before you close. It can affect your loan amount, eligibility, and more. Want more tips?
