When buying a home, it’s important to understand that the closing date is a target and not always a guarantee. 

Your closing date is scheduled after an offer is accepted, the inspection and repair period is completed, and the final-walk through has been signed. Typically happens either on the same day or within a few days of the final-walk-through being signed.

✍🏼The closing date is when all paperwork is signed through title and sent to be recorded by the county that the house has been sold and has a new owner.

🚶‍♀️ It’s not required, but it’s definitely a good idea and most transactions will require it prior to signing any closing docs! The final walk-throughs give buyers a chance to make sure nothing has changed since their first visit.

It is always recommended to get the final walk-through completed 24-48 hours before you sign papers to close on the house.

🏠  Written offers should stipulate the timeframe in which the seller should respond. Giving them twenty-fours should be sufficient. But as always, consult your real estate agent so they can provide you with the best course of action for your specific offer.

🍂  A common question that comes up during the fall is: Is buying a house in the fall different from house shopping at other times of the year?

🏠  It can be a slower market than in the spring which means there may be fewer houses on the market but also fewer buyers to compete with you.
