If you’ve been in the real estate business long enough, you know that there is always that ONE thing you wish you kept in your car. You know, those must-have items real estate agents should keep in their car at all times.
Whether a client has to use the restroom, the lockbox breaks, or if a screw is loose, you NEVER want to have to waste time traveling back home or to the store to fix something that you could have fixed with these must-haves.

With everything going on in the world, it is so important to be extra prepared when showing homes, during inspection, and even on those walkthroughs.
There’s nothing worse than not being prepared and leaving a lasting impression on the potential client (or current client) at your lack of expertise – even if it was just a mistake!
Here are some items you should consider having in a little basket to keep in your car. Depending on where you live and the weather, that may alter your list slightly!

Dr. Charles Gerba at the University of Arizona conducted a study in which he got an inside look at just what’s on the bottom of the shoes we wear every day.
After testing the bottoms of new shoes worn for two weeks, he found coliform and E. coli bacteria. The presence of these two bacteria indicates frequent contact with fecal matter – our shoes are as dirty as a toilet.
Let’s keep those houses nice and clean!
While you probably aren’t going to need one of every tool out there, having a standard tool kit on you with the following items will be very handy. This is probably one of my top must-have items real estate agents should keep in their car

- Bolt Cutters
If you live somewhere where rain can be unexpected, having an umbrella on hand is a great idea. You may already have one in your car which works just fine!
In the current times we are in, sanitizer is more important now than ever (and can be hard to get your hands on)!
If you can have a couple on hand, that is great. One for traveling that you can quickly pull out and one with a pump that you can have on the counter next to a sign in sheet. This is definitely a must-have items real estate agents should keep in their car during these crazy times.
You never know when you might need some gloves! While some may offer them for sanitary/safety reasons, you may find yourself grabbing a glove or two for unexpected maintenance you may get yourself into!
Disposable masks are a must if you are touring homes during this pandemic. Whether a client forgets one or an unexpected guest shows up to the party, it’s important to not only protect your clients, but yourself.
Additionally, if you find yourself going into construction zones with dust flying around, you’ll probably want some N95 masks.
Leave an impression! It’s always a great idea to have some extra business cards on hand. You can leave them on the counter when showing your buyers new property but are definitely one of the items real estate agents should keep in their car (and on themselves) at all times!
You also may never know when you might run into a potential client either on the streets or at an open house where they are not yet being represented.
This is definitely my top three must-have items real estate agents should keep in their car when working with new builds. If you are working with a developer or if you are having builder walks, having blue tape on hand is important.
You can mark off items that need to be addressed and the tape is easily visible.
This should probably be filed under your tool kit, but I think it should have its own little space here. A flashlight is really great for house showings to get a better idea of tighter spaces you may not be able to see, crawl spaces, or attics.
And you never know if that inspector’s flashlight is going to go out, so it’s always nice to have a backup.
While I am sure you NEVER want to be this person or this client, stuff happens. So be prepared.
Toilet paper is great for trips to the bathroom during a long open house and also for any stuffy noses going on.
Oh and you may spot a bug here or there you need to grab!
No one likes to be thirsty or hangry, so just be prepared with some water and a couple of granola bars or snack packs that you can easily grab if needed.
Granola bars are easy and usually last a while, however, you can always grab some fruit or cookies. Even better if you offer any items during a showing so you’ll have some.
If you show older homes (or even new ones), you may want to check the floor to see if it is even or not.
While some floors can commonly be on a slant due to non-expansion soil because of the age of the home, uneven floors can tell you a lot about the home.
It can help you identify foundation issues or any water damage that may have gone unnoticed.
Always have an extra lock box! I’ve seen too many agents neglect to invest in another lockbox and then run into issues with their current one.
You don’t know if a lockbox will malfunction or be broken in to. Just have an extra and save the trip from either going to get another one or even worse having to go buy one at the store.
You know those days where you have showing after showing and non-stop calls? This portable charger is for those days!
A dead battery equals missed opportunity in the real estate world! So ensure your phone stays charged. I also think this is one of those must-have items real estate agents should keep in their car, whether they are on the job or not!
If you are working with parents or maybe you are hosting an open house, it’s always a good idea to have some items to keep kids occupied for a little bit.
There is nothing more stressful for parents trying to find their next home when their kids are nagging them wanting to leave.
Try to be as accommodating as possible! You can grab some coloring supplies or even a couple of toys.
Grab some Advil, Tylenol, and bandaids! I love this small first-aid kit to keep in your car. Not only is it great for real estate emergencies, but it’s perfect to just have on you.
There are so many times when I wish I had some Advil with me because of a headache, but was running nonstop all day with no time.
Phew, well that seemed liked a lot – but let’s be honest, I’d rather be over prepared than underprepared.
